Do you need a Realtor when buying a new home?

You can buy a new home without a Realtor but there are a few things you should keep in mind:

1. An agent's services are free to the buyer. Why not use a Realtor? An experienced buyer's agent will save the buyer money, builders do not discount the price because the buyer has no representation. 

2. The on site sales representative represents the builder. Their loyalty is to the builder. If the on site sales representative insist on you not having a Realtor, you should ask yourself why? If they have nothing to hide then there is no reason to have someone looking out for your best interest.

3. A typical home buyer may purchase 1 or 2 homes in their lifetime. A buyer's agent does this for a living and has been involved in many different types of transactions. This is knowledge you need on your side. 

4. A buyers agent is more than some one with keys to a home. We guide you through the entire buying process, counsel you on the best choices and guide you through the entire home buying process. Signing a contract with a builder is just the beginning. You must also line up financing, work with the title company and attend numerous inspections throughout the construction process.

5. What you see in the models is not always what you get. A model home is filled with features that enhance the house. The to-die-for kitchen with granite counters, the four-foot extension that makes the family room feel so spacious, the bonus room (is really a bonus $$), the amazing hardwood floors, the stone flooring, and the bay windows are all optional upgrades. When the cost of the upgrades is added in, the seemingly affordable $150,000 advertised base price quickly balloons out to $250,000.

To make matters worse, a lot of times when you see the basic model with no upgrades and furnishings you will be extremely disappointed. Model homes are designed to sell and they are furnished (staged) for a reason. A buyer's agent can guide you through these upgrades and let you know which ones are best to pay at a later time. No need to finance all the upgrades.

6. Buying a home is a large investment. There  is no reason why you shouldn't use an Realtor. Let their years of experience and knowledge be put to work for you.
